Snow is visible. People see it, slow down and adjust. Ice frequently is not, and the injuries that generate claims against Ontario commercial properties overwhelmingly happen on surfaces that looked clear. A property can be plowed on time, all season, and still carry serious liability if ice control is treated as an afterthought. The Georgian Bay region cycles through freeze and thaw far more often than colder, drier parts of Ontario. Rock salt is effective but loses practical performance as pavement temperature falls, which is why properties treated with salt alone can stay icy through a cold snap no matter how much is applied. Treated salts and liquid brines extend the working range and bond better to the surface. Sand adds traction without melting anything, which matters on the coldest days when nothing will chemically melt ice. Over-application is its own problem: it damages interlock and concrete, kills adjacent turf and beds, corrodes vehicles, and costs money without improving safety. Matching material to conditions is most of the skill.
Ice risk is not evenly distributed across a property. It concentrates in predictable places: where downspouts discharge onto pavement, where grade directs meltwater across a walkway, in shaded areas that never see sun, at the base of slopes, around catch basins that have been buried by plowed snow, and at building entrances where foot traffic compacts snow into a polished surface. We walk each property before the season, map these zones, and write a plan that treats them according to their actual risk rather than applying the same pass everywhere.
Some properties produce ice in the same place every winter because of how water moves across the site. A downspout discharging onto a walkway, a low spot that ponds, or a grade that runs toward a doorway will generate the same hazard every year no matter how much material is applied. As a design-build contractor we can correct the underlying cause with drainage work, regrading or surface repair during the summer, which permanently removes a recurring liability instead of treating it twelve times a winter. Pure snow contractors cannot offer this, because they are not on the property in July.
Ice control works best specified as part of a complete commercial snow contract, so that plowing, walkway clearing, treatment and snow storage are planned together rather than by separate parties with different priorities. Salt is typically billed separately from plowing because application volume varies far more than snow clearing does, and bundling the two into a single fixed fee generally means one side of the arrangement is being guessed at.
