

On most commercial sites walkways are done last, which means the surfaces carrying every person who arrives are the surfaces cleared latest. We sequence walkway clearing and treatment alongside the lot plowing so that a property is genuinely usable at opening rather than driveable at opening and walkable an hour later. On sites with early foot traffic, walkways are often cleared first.


A person walks from their vehicle to your door across several surfaces: the space beside the car, the crossing over a drive aisle, a curb, the walkway, steps and a threshold. A claim does not care which of those the contract listed. We clear and treat the full route as one continuous path, including the transitions between stone walkways, curbs and entrances, which is where compacted snow polishes into ice fastest.
Accessible parking spaces, their access aisles and the route from them to an accessible entrance carry both the highest risk and the clearest obligation, and they are among the most commonly neglected surfaces on a commercial property in winter. A space that is technically plowed but has a windrow across its access aisle is not usable. We treat these as priority surfaces with their own standard rather than as part of the general lot.

The surfaces that generate slip-and-fall claims against commercial properties in Ontario are overwhelmingly pedestrian ones: walkways, entrances, steps, accessible routes and the ground immediately beside parked vehicles. They are also the surfaces most often treated as secondary in a snow contract, cleared after the driving surfaces because the plow is already on site and the walkway crew is not. For any property where people arrive on foot, this is the wrong order of priority, and it is where a cheap contract quietly transfers risk back to the owner.
Pedestrian surfaces produce ice more readily than pavement does. Foot traffic compacts snow into a dense polished layer that behaves like ice and resists both shovelling and salt. Walkways are frequently shaded by buildings and never see sun, so they stay frozen while an exposed lot clears. Roof runoff and downspouts discharge onto them. Snow cleared from adjacent surfaces gets piled beside them and melts across them. Each of these is predictable, site-specific and manageable, but only if the walkway is treated as its own problem rather than a narrow strip of the parking lot.
Compact machines clear long runs of sidewalk efficiently and are the right tool for extended networks. But steps, thresholds, tight entries, areas around bollards and railings, and finished stone surfaces still need hand clearing, and properties that rely entirely on machines end up with exactly the narrow margins and step edges where people actually fall. A realistic walkway specification states which sections are machine cleared and which are hand finished, and prices both rather than assuming the second happens for free.
Walkway ice control requires more judgement than lot salting. Material has to work at the actual pavement temperature, it should be applied before ice bonds rather than after, and it must suit the surface underneath. Rock salt on natural stone, concrete or interlock causes scaling, joint damage and staining, and it kills bordering turf and plantings through repeated winters. Traction materials matter in deep cold when nothing melts anything. Getting this right is what separates a walkway that survives ten winters from one that needs rebuilding after five.
Walkway clearing is usually bought as part of a larger commercial snow contract, and it is the line item most often left vague. Which walkways, to what width, cleared by when, treated with what, and how often through a long storm are all questions worth answering in writing before the season. Properties that specify this properly get consistent service on their highest-risk surfaces. Properties that do not get whatever is left after the lot is finished, which is precisely the arrangement that produces a claim.
A walkway is a built surface with a service life, and winter is what shortens it. Blade damage on stone, scaling from over-salting, joint sand washed out by meltwater and settlement at edges all accumulate.
