Commercial Snow Removal for Midland & Georgian Bay Businesses

Forty Five Scapes keeps commercial properties open, accessible and defensible through Simcoe County winters. As a design-build landscape contractor, we service the grounds we build, which means our crews already know where your curbs, catch basins and stone edges are before the first snowfall buries them.

Cleared Before Your Doors Open

A commercial snow contract is judged on one thing: whether your staff and customers can get in when you open. We sequence routes so that properties are cleared ahead of opening time rather than at the plow's convenience, and we agree that window with you in writing before the season starts. Parking lots, entrances, fire routes and accessible parking are prioritised in the order your operation actually needs them, not in the order they happen to appear on a map of the site.

Ice Management That Stands Up to Scrutiny

Most winter liability in Ontario comes from ice, not snow. Our snow and ice management programs combine salting and anti-icing with dated service records for every visit, so that if a slip-and-fall claim arrives months later you have documentation rather than recollection. Freeze-thaw cycling around Georgian Bay produces refreeze conditions on clear days that catch properties out long after the last snowfall has been cleared.

We Protect the Landscape We Built

Plow damage is the hidden cost of a cheap snow contract. Gouged interlock, chipped armour stone, torn sod edges and broken irrigation heads surface in April and cost thousands to repair. Because we build and maintain commercial landscapes across the region, our operators stake the hazards they installed, know where every curb and bed edge sits under the snow, and repair anything we damage ourselves.

One Contractor, Twelve Months

Splitting grounds care between a summer landscaper and a winter plow contractor creates a gap that neither party owns, and the argument always arrives in spring when the turf is rutted and nobody will claim it. A combined commercial grounds contract puts one accountable contractor on your property year-round, with a single point of contact, consistent standards and spring repairs handled by the same crew that worked the site all winter.

Commercial Snow Removal Built for the Georgian Bay Snowbelt

Commercial snow contracts in Simcoe County are not interchangeable, because the winters are not. Properties in Midland, Penetanguishene and Tiny Township sit inside the Georgian Bay snowbelt, where lake-effect squalls off the bay routinely drop far more snow than falls on Barrie or Orillia on the same day. A contract priced on regional averages will be underpriced for a waterfront property and overpriced for an inland one. We price and route on where your site actually sits, and on how much snow that specific part of the county receives.

Who We Service

We work with retail plazas, offices, medical and professional buildings, restaurants, industrial and warehouse facilities, and condominium and property management portfolios across Midland, Penetanguishene, Tay Township, Tiny Township, Wasaga Beach, Collingwood, Orillia and Barrie. Properties differ enormously in what matters to them. A restaurant needs its patio entrance clear by mid-morning; a warehouse needs its loading docks open at shift change; a medical building needs its accessible parking and walkways cleared first and salted hardest. Every contract we write starts from how your property is actually used.

What a Commercial Snow Contract Should Include

A complete commercial contract covers plowing of driving surfaces and parking areas, sidewalk and walkway clearing, entrance and doorway clearing, salting and ice control, and a plan for where snow goes as the season accumulates. That last item is the one most often left vague, and the one that causes the most trouble by February. Snow stacked in the wrong place eliminates parking spaces you are paying for, blocks sightlines at exits, buries fire hydrants, and floods the lot when it melts. Where volumes outgrow the site, snow hauling and off-site removal is added rather than improvised.

Drainage Is a Winter Problem, Not a Spring One

Meltwater is the most underestimated risk on a commercial site. Snow piled over catch basins blocks them precisely when the thaw arrives, sending water across the lot to refreeze overnight as sheet ice, or into a building where the grade runs the wrong way. We keep basins and drainage paths clear through the season and site snow piles where meltwater runs to drainage rather than across traffic areas. Where a property has a chronic problem, we can correct it directly through drainage work and asphalt repair in the summer rather than fighting it every winter.

Contract Models and What They Suit

Seasonal flat-rate contracts fix your winter cost regardless of snowfall, which suits budgets that cannot move and properties that must be serviced no matter what falls. Per-push contracts bill by visit against an agreed trigger depth, which suits properties willing to carry some weather risk in exchange for paying less in a mild year. Per-event and hybrid contracts sit between the two. Salt is commonly billed separately in all three, because ice control varies far more than plowing does. We will tell you which model actually fits your site and your risk tolerance, including when the cheaper option is the right one.

Why a Landscape Contractor Is the Right Choice for Snow

Snow work is heavy equipment operating within inches of finished surfaces in the dark. The contractors who do the least damage are the ones who understand what is underneath, because they installed it. We build hardscape, retaining walls and patios across this region, we run excavation equipment year-round, and we carry the same crews through the winter rather than assembling a seasonal team. That continuity is why the landscape survives the snow season intact.

What owners say

Forty-Five Scapes did a fantastic job replacing the broken concrete retaining wall at the end of our driveway with beautiful armour stone. They were punctual, worked long, hard days and finished the job extremely quickly.
Laurin A.Armour stone retaining wall
I started with such a mess, mud and weeds and poor grading. I met with Mark and he put my mind at ease. He took my wants and needs and budget and created a vision. The crew was always on time and respectful and the end product was amazing.
Patrick G.Grading & full landscape
They showed up when they said. They did a fantastic job on our stairs, truly a work of art. The retaining wall and stone stairs add value to the property. Would definitely recommend.
