Snow Contracts for Condo Corporations & Property Managers

Property managers are not buying plowing. They are buying the absence of phone calls from residents, a defensible position if someone falls, and a contractor who answers when the board asks a question. Forty Five Scapes services condominium and managed properties across Midland, Penetanguishene and Simcoe County.

One Point of Contact for Every Site

Managing a portfolio means the last thing you need is a different contractor, a different invoice format and a different excuse for each address. We run multiple properties under one agreement with a single contact who knows every site in the group, consistent standards across all of them, and reporting that matches how you actually report to your boards. When something goes wrong at one site, you make one call rather than working out who is responsible for which driveway.

Documentation Your Board and Insurer Will Ask For

Condominium corporations carry real exposure when a resident or visitor falls, and the board will be asked what the contractor did and when. Our ice management records log every visit with date, time, conditions and materials applied, and those records belong to the corporation. That is what turns an incident into a manageable claim rather than an argument conducted entirely from memory eighteen months later.

Residents Are the Real Stakeholder

Residential properties generate complaints that commercial sites never do: a car plowed in, a walkway left until after the morning dog walk, visitor parking buried, a pile at the end of a unit driveway. We sequence and stack with residents in mind, agree in advance what happens to visitor parking and unit driveways, and work to a standard the board can actually publish to owners rather than one that generates a fresh round of emails after every storm.

Tenders, RFPs and Straight Answers

Managed properties buy through tender, and the proposals that cause trouble are the ones that leave scope vague to keep the price attractive. We respond to RFPs with scope stated plainly: which surfaces, in what sequence, against what trigger, with ice control and snow hauling itemised rather than buried. If a specification asks for something a site genuinely does not need, we will say so rather than pricing it silently.

Snow Removal for Condominiums and Managed Properties

Snow contracts for condominium corporations and managed residential properties sit awkwardly between commercial and residential work. The buyer is professional, the procurement runs on tenders and budgets, and the liability exposure is corporate. But the people affected are residents at home, with expectations no retail tenant would ever have. A contractor who treats a condominium like a commercial plaza generates complaints, and one who treats it like a set of private driveways cannot deliver consistency across a portfolio.

What Managed Properties Actually Need Cleared

The scope on a residential managed site is broader and more contested than on a commercial one. Internal roadways and drive aisles, resident and visitor parking, unit driveways and garage aprons, walkways and entries, amenity access, waste and recycling enclosures, mailbox and parcel areas, fire routes and hydrants all need addressing, and the disputes are almost always about the boundaries between them. Whether unit driveways are cleared, whether residents are expected to move vehicles, and what happens to the windrow at the end of a driveway should be written into the contract, not discovered in January.

Liability and the Standard of Care

Condominium corporations are occupiers under Ontario's Occupiers' Liability Act and owe a duty of care to everyone on the property, including residents, guests, trades and delivery drivers. Meeting it is not a matter of having plowed at some point. It is a matter of being able to demonstrate a reasonable system, consistently applied and documented. That is why dated service records, a written ice control plan and a defined response standard matter more to a board than the line item price, and why the cheapest tender is often the most expensive outcome.

Multi-Site Portfolios and Capacity

Managing several properties across Midland, Penetanguishene, Tay and Tiny Township means every site expects to be serviced in the same storm. Capacity is the real constraint, and it is why sequencing needs to be agreed in advance rather than improvised: which sites are cleared first, what the standard is at each, and how that changes in a major event. We set the routing and priorities with you before the season, so the order is a decision the property manager has already made rather than a choice the plow operator makes at four in the morning.

The Budget Conversation

Boards budget annually and dislike surprises, which makes seasonal flat-rate contracts common for condominium work: the cost is known, and the corporation is protected from a severe winter. Per-push contracts cost less in a mild year and more in a heavy one, which is harder to defend to owners after the fact. Ice control is usually itemised separately because application volume varies far more than plowing, and hauling should carry an agreed trigger and rate. We quote the options side by side so the board can see the trade-off rather than being asked to approve a single number.

The Rest of the Year Matters Too

Plow damage on a residential managed property surfaces as rutted turf, torn sod edges, damaged interlock and broken irrigation heads, and it becomes an owner complaint the moment the snow melts. Because we also provide grounds maintenance, turf repair and hardscape services, damage is prevented by operators who know the site and repaired by the same contractor when it does occur, which removes the annual dispute between summer and winter vendors entirely.

What owners say

Forty-Five Scapes did a fantastic job replacing the broken concrete retaining wall at the end of our driveway with beautiful armour stone. They were punctual, worked long, hard days and finished the job extremely quickly.
Laurin A.Armour stone retaining wall
I started with such a mess, mud and weeds and poor grading. I met with Mark and he put my mind at ease. He took my wants and needs and budget and created a vision. The crew was always on time and respectful and the end product was amazing.
Patrick G.Grading & full landscape
They showed up when they said. They did a fantastic job on our stairs, truly a work of art. The retaining wall and stone stairs add value to the property. Would definitely recommend.
