How to compare patio builders in Midland
When selecting a patio builder, consider experience, customer reviews, a portfolio of past projects you can go and see, and the range of services offered. Contact several companies directly to discuss your project and get written quotes. Then compare the quotes line by line, not just on the total.
Ask what goes under the patio
Most patio failures in this area come from the base, not the pavers. Freeze-thaw cycles lift and drop a patio built on soft or thin material. For interlocking pavers, the industry standard (ICPI) calls for a compacted subgrade with topsoil removed, then 100–150 mm of compacted Granular A under a patio or walkway, or 150–200 mm under a residential driveway, compacted to at least 98% Standard Proctor. On top goes a nominal 25 mm bedding layer and pavers at least 60 mm thick, held by an edge restraint. The patio should also slope away from the house. The Town of Midland's grading checklist calls for at least 1% fall on hard surfaces.

The base under interlock is the real patio
Pavers are only the wearing surface. Settling, heaving and ruts start in the layers below.
Swipe to see the full drawing →
- Pavers. At least 60 mm thick for pedestrian areas and residential driveways.
- Bedding layer. A nominal 25 mm, screeded flat. Never use bedding to fix a bad base.
- Compacted Granular A. 100–150 mm under walks and patios, 150–200 mm under driveways, compacted to at least 98% Standard Proctor.
- Firm subgrade. Strip topsoil and soft spots and compact before the base goes in. Clay or wet sites need more base.
- Edge restraint. Spiked or concrete edge so the field can't creep. The base runs past the edge to carry it.
A good quote states the excavation depth, base material and thickness, compaction method, edge restraint and joint material. If one quote is much cheaper, check whether it uses less base. Clay soils and wet spots usually need more base than the minimum, not less.
Check insurance, warranty and permits
Ask for proof of liability insurance and WSIB coverage, and get the warranty in writing, including what it covers (settling, heaving, workmanship) and for how long. A patio at grade usually doesn't need a building permit, but related work might. In Midland, decks over 10 m², attached to the house or part of the main entrance need a permit, and in Ontario a retaining wall over 1 m of exposed height next to public property or a building access needs a permit and an engineered design. A good builder will tell you which apply.
Interlock, flagstone or concrete
Interlocking pavers can be lifted and relaid if a section settles, and they come in many colours and shapes. Natural flagstone suits cottage and waterfront properties and needs the same careful base. Poured concrete is often cheaper to install, but cracks are hard to repair invisibly, and it can't be lifted and reset the way pavers can. Ask each builder which material they recommend for your site and why. For layouts and ideas, see our post on patio designs and tips.
Planning a 2027 patio project with a Midland builder
If you want a patio ready for summer 2027, start talking to builders this winter. Design, site visits and quotes are easier to schedule between November and March, and many local builders fill their spring calendars early. Settle the size and layout first: measure your table and chairs, add room to walk around them, and decide whether you want a fire pit, steps, walls or lighting as part of the same job.
In Simcoe County, the ground is usually thawed and dry enough for excavation from around late April or May. Patios built early in the season are ready by June. If the project includes a deck, a retaining wall over 1 m or grading changes, get permits sorted before spring.
- Over the winter: collect two or three written quotes that spell out base depth and materials.
- By March: choose pavers or stone and sign a contract to hold a spring start date.
- For 2027 designs, consider wiring low-voltage lighting and conduit under the patio during construction, and permeable pavers if drainage is a problem on your lot.
- If you want heated interlock to cut down on winter shovelling, plan it before the base goes in. See the advantages of heated interlock.
Frequently asked questions
Do I need a permit to build a patio in Midland?
A patio built at grade usually doesn't need a building permit. Decks over 10 m², attached to the house or part of the main entrance do, and so does a retaining wall over 1 m next to public property or a building access. Check with the Town of Midland building department before work starts.
How deep should the base be under a paver patio?
Under the ICPI standard, a patio or walkway needs 100–150 mm of compacted Granular A over a firm subgrade, plus a nominal 25 mm bedding layer. Driveways need 150–200 mm. Clay or wet sites need more.
When is the best time to build a patio in Midland?
Construction usually runs from late April or May through the fall, once the ground has thawed and dried. The best time to book is the winter before, so your project gets an early spot on the schedule.
What should a patio quote include?
The patio area, excavation depth, base material and thickness, compaction, bedding, paver or stone type, edge restraint, joint sand, grading and drainage, cleanup, and the warranty. A quote that lists only the paver type and a total price is hard to compare.
